Nature of our Service
Sharks Invest is an introducer of property opportunities. We do not sell property. We do not own the property featured on this Website. Our role is to introduce qualified investors to property developers, sales agents and operators with whom we have commercial arrangements.
The properties featured are owned or marketed by independent third parties. Any contract to purchase, reserve or invest in a property is entered into directly between you and the relevant third party (the developer, vendor, agent or operator) and is governed by that party's own terms.
Sharks Invest is not a party to any transaction between you and a third party developer, vendor or operator.
No Financial, Legal or Tax Advice
The information published on the Website, in our marketing materials and in any correspondence is provided for general information only. It is not a personal recommendation and does not take account of your individual circumstances, objectives or risk profile.

- We do not guarantee the quality, performance, solvency or conduct of any third party.
- You enter into any agreement with a third party at your own risk and on the third party's own terms.
- You are free to use your own independent advisers in place of those we recommend.

Fees & Commissions
Sharks Invest does not charge enquiring investors a fee for our introduction service. Our remuneration is typically received in the form of a commission paid by the developer, vendor or operator following a successful transaction.
The fact that we receive a commission will not affect the price you pay, which is set by the developer or vendor. Full details of the commission arrangement on any specific property will be disclosed to you in writing on request, and as required by applicable law.
Privacy & Data Protection
Sharks Invest is the data controller of any personal data you submit through this Website. We process personal data in accordance with the UK General Data Protection Regulation (UK GDPR) and the Data Protection Act 2018.
What we collect
- Contact details (name, email, phone number) you submit via our enquiry forms
- Information about your investment objectives, budget and market preferences
